I urge you to compare my reports to other inspectors reports. While the report is only one
aspect of an inspection you can tell a lot about how thorough an inspector is by the quality of
the reports.

Condo inspections are treated much like a normal home inspection. Many inspectors omit the
entire exterior, roof, yard, doors, windows, and foundations of condos because they are
normally the condo associations responsibility. I inspect these features on most condos
because if problems are found you need to notify the association and determine if they will
repair these prior to purchase. Failure to have a condo inspection can end up costing
thousands if the association levies special fees to cover the cost of repairs.

New home inspections during purchase or at 11 month end of builder's warranty inspections
often reveal some problems. I regularly find problems with new construction ranging from
improper roof flashings, installation defects, quality issues with any number of systems.

I specialize in historic homes and rural properties. These inspections regularly reveal some
serious concerns. Most of the time the buyers are aware of the amount of work it takes to
repair and maintain older homes but sometimes once the total picture of what will be needed is
too much for the average homebuyer.
